The Seller must obtain a title waiver from Pennymac before the mortgage loan closes for title exceptions that are not specifically permitted in the Non-Delegated Seller Guide.
The request should include the following:
- A statement from the primary mortgage insurer which indicates the exception will not negatively affect the primary mortgage insurance coverage; and
- A statement from the appraiser which indicates the exception will not negatively affect the marketability or use of the property.
